Fire breaches

2 penalty points for:

Accidental fire alarm activation e.g., aerosols, hair styling equipment, cooking.
Possession/use of mains-powered fairy lights or LED lights anywhere in the accommodation.

3 penalty points for:

Possession/use of prohibited items within accommodation, e.g., 3D printers, slow cookers, rice cookers. etc .
Unacceptable levels of waste, which contribute to fire risk in the kitchen and/or the accommodation. 48 hours to correct. Breach applied if unresolved after 48 hours. Cleaning charge if required.
Unacceptable build-up of cooking fats/oils on hobs, in the oven or within cooking receptacles. 48 hours to correct. Breach applied if unresolved after 48 hours. Cleaning charge if required.

4 penalty points for:

Possession of / unauthorised use of a BBQ anywhere within the grounds of University accommodation.
Leaving cooking unattended within accommodation, including the use of slow cookers, rice cookers, etc..
Possession of an e-scooter, e-bike (or similar powered transporter) in accommodation (excludes mobility scooters/electric wheelchairs or equipment used for the purposes of accessibility).
Failure to attend a Fire Awareness Course. Rebook onto nthe ext Fire Awareness Course.

5 penalty points for:

Possession/use of dangerous or flammable substances in accommodation e.g., gases, NO2 canisters, highly flammable liquids, fireworks etc.. Confiscation of dangerous or flammable substances.
Possession/use of deep fat fryers in accommodation.
The guest was not signed in past curfew time. 30-day visitor suspension.

6 penalty points for:

Use of candles, tea lights, incense sticks or similar materials in the accommodation or other parts of the property. Confiscation of candles, tea lights, incense sticks or similar materials.
Deliberately tampering with firefighting equipment or setting off fire extinguishers = 6 points
Deliberately removing statutory fire signage e.g., green directional signage, fire action notices, fire extinguisher ID signage etc. .
Continuing to use a personal electrical appliance or piece of electrical equipment that has failed a PAT test (electrical safety check) – a failed item will have a red sticker applied to the equipment and/or plug by the Electrical Engineer.
Suspicion of smoking or vaping tobacco or nicotine products, in any part of the property, (whether or not a fire alarm is set off).

7 penalty points for:

Isolating or tampering with alarm or security devices installed for the purposes of life safety.
Obstructing or blocking escape routes e.g., placing waste, furniture, bedding etc. in flat hallways, entrance lobbies or communal areas.
Failing to respond to a fire alarm in a reasonable timeframe or where intervention is required from the response team, to request that the student leave during an unplanned activation or planned fire drill.

8 penalty points for:

Evidence of smoking or vaping tobacco or nicotine products, in any part of the property, (whether or not a fire alarm is set off).
Suspicion of use of illegal substances, in any part of the property, (whether or not a fire alarm is set off).
Deliberately setting off fire alarms e.g., tampering with break glass call points.
Making a fire door ineffective, e.g., removing or tampering with closing devices, intentionally damaging any part of the door or frame, propping open fire doors to bedrooms, kitchens, flats, etc., or covering vision panels (where present).

10 penalty points for:

Covering or tampering with a fire detector to make it ineffective in a room/flat/accommodation.
Isolating fire detection equipment e.g., disconnecting devices, turning off at fuse boards etc.

12 penalty points for:

Causing a fire, either intentionally or where students’ unsafe actions solely contributed to the cause e.g., smoking, use of candles, cooking with a deep fat fryer12

Immediate Notice To Quit

Evidence of consumption of illegal substances in any part of the property, by residents or visitors (whether or not a fire alarm is set off, where appropriate)

Unsafe and unacceptable acts within accommodation
